Flex has matured. It is no longer a niche experiment sitting in a corner of the market waiting to prove itself. But that does not mean the risk has disappeared. For landlords, asset managers and investors, the structural questions around flex partnerships remain genuinely difficult ones. What happens when an operator underperforms? How do you protect asset value when a management agreement falls apart? What does a sensible flex strategy look like when you also need to serve traditional tenants?
These are the questions sitting behind our next event, and we are bringing together some of the sharpest minds in the sector to work through them.
On Thursday 23 April, Brave Ideas and GCUC UK are hosting a focused breakfast event at JMW Solicitors in the City: How to De-Risk Flex Space. It is our second collaboration with Caleb Parker and the team at Brave Ideas, and we are running it in the same format that worked well last time: two panels, proper audience Q&A, and enough time over breakfast and networking to continue the conversations that matter.
The agenda covers the practical end of flex strategy. How to structure deals before signing so you are not exposed later. How to transition between operators without long void periods. How to migrate tech infrastructure without starting from scratch. There is also a case study on second-generation flex space, which tends to be where the real complexity lives.
