Tour 2 | Huckletree, The Work Project, Koba

Three stops, all within easy walking distance, tracking east from the heart of the City out to Whitechapel. Tour finishes at Koba, The Rowe.
Stop 1: Huckletree at 40 Leadenhall (10:00 to 10:30)
40 Leadenhall was named the Best Commercial Workplace in London, and Huckletree’s outpost here lives up to that billing. Private offices for teams of 10 to 70 sit alongside flexible coworking, a 200-seat auditorium, a high-spec screening room and a Peloton wellness studio — all on one of the City’s most recognised addresses. The amenity range goes further than most flex spaces attempt: there’s even an on-site salon. Three minutes from Fenchurch Street, eight from Bank.
Stop 2: The Work Project at One Leadenhall (10:45 to 11:15)
The Work Project’s London debut — and they’ve come in at the top end. One Leadenhall is a landmark tower steps along the street from 40, and TWP occupies it with the ambition to match: panoramic City skyline views, private offices from 2 to 24 desks, enterprise suites for larger teams and meeting rooms for up to 16. Receptionist and secretarial services, on-site catering and a curated events programme give it the feel of a premium members’ club.
Stop 3: Koba, The Rowe (11:30 to 12:00)
The Rowe is the reimagined former Cass School of Art — redesigned by architects AHMM into 160,000 sq ft of workspace with a distinctly East London character. Koba operates across two floors, with private offices for 4 to 100, floor-to-ceiling windows and a Yinka Ilori ceiling installation in reception that sets the tone from the moment you arrive. A sixth-floor wrap-around balcony and a 12th-floor communal rooftop with panoramic views make it one of the most dramatic outdoor offerings in this part of the city.
